Laboratory, Cleanroom and ESD Setup Hub

Organise a Singapore laboratory or controlled-area brief before detailed design and equipment selection. Start with the activity, flows, utilities, environmental purpose and responsible specialists, then compare support-equipment families against verified project inputs.

Quick answer: define the activity before the room or equipment. An R&D laboratory, QA/QC laboratory, chemical laboratory, electronics ESD-protected area and pharmaceutical facility can require very different premises, utilities, containment, environmental control, records and specialist appointments. Describe the work first; let the appointed project team determine the project-specific controls.

  • Activity and products
  • Materials, samples and waste
  • People and access
  • Utilities and equipment loads
  • Required project records

Choose the laboratory activity first

A useful brief explains what happens in the space, what enters and leaves, and what conditions each process or product requires. Labels such as “lab” or “cleanroom” are not enough for the project team to plan the premises.

Activity 01

Research and development

Record experiments, sample types, instruments, process variability, collaboration needs and how the work may change.

Activity 02

QA/QC and testing

Record sample arrival, preparation, testing, retained samples, records, instrument support and release or exception handoffs.

Activity 03

Chemical work

Identify substances, quantities, forms, process steps, storage, transfers, exhaust, drainage and waste without assuming the final controls.

Activity 04

Electronics and ESD-sensitive work

Identify sensitive items, handling points, tools, operators, materials and verification responsibility before defining the ESD-control approach.

Activity 05

Pharmaceutical or biotech activity

Define the exact licensed or quality-system scope, process stage, material status and required evidence with the quality and process teams.

Activity 06

Mixed-use space

Separate activities with different risks, environmental needs, access rules or utility demands before deciding which rooms can be shared.

Separate four room and environment decisions

These terms describe different problems. The responsible specialists should define the required performance, interfaces and evidence for the exact activity.

Environment Start with Do not assume Typical decision owners
Ordinary laboratory Activity, hazards, equipment, utilities, cleaning, access and records. That a standard room automatically supports the process or instruments. Process owner, QP/PE and relevant safety, ventilation and service specialists.
ESD-protected area Sensitive items, handling steps, operator interfaces, grounding system, surfaces and verification plan. That one “ESD” product makes the whole area suitable. Process owner and appointed ESD specialist, coordinated with electrical and facilities teams.
Controlled room The variable being controlled, acceptable operating range, monitoring, recovery and records. That “controlled” means cleanroom performance or a regulated grade. Process owner and the relevant environmental, quality and engineering specialists.
Cleanroom Process risk, cleanliness purpose, zoning, flows, environmental strategy, utilities, commissioning and ongoing verification. That a cleanliness class alone defines ventilation, pressure, materials or acceptance. Process and quality owners with the appointed QP/PE, cleanroom, ventilation and commissioning specialists.

Map six movement types before fixing room boundaries

Draw personnel, visitors, materials, samples, chemicals/cylinders and waste as separate paths. Mark crossings, transitions, holds and owner handoffs before detailed layout work.

01 / Enter

People and items arrive

Record access points, checks, clothing or preparation steps and any route separation.

02 / Receive

Identify status

Define receiving, labelling, quarantine, temporary holding and exception ownership.

03 / Use

Support the activity

Map tools, instruments, benches, utilities, containment and environmental interfaces.

04 / Transfer

Move without ambiguity

Define handoffs between rooms, teams, storage, cleaning, maintenance and dispatch.

05 / Close out

Keep the evidence

Plan cleaning, waste, returns, exceptions, testing, training and handover records.

Check the Singapore paths that match the activity

Applicability depends on the premises, process, substances, proposed works and regulated activity. Use the current official pages and appointed professionals for the project decision.

Decision path Early question Responsible next step
Planning and approved use Does the proposed activity match the premises’ approved use, and could planning permission be required? Check the premises and proposal with the owner/landlord, QP and current URA guidance.
Industrial siting Is this a new industrial activity or process, and what process/material/pollution-control information is needed? Use the exact activity and premises to check NEA’s current Industrial Siting Consultation path.
Fire-safety works Do the proposed layout, ventilation, protection systems, hazards or works enter the plan-approval path? The relevant QP should determine and manage the current SCDF plan-approval process.
Factory status Does the activity and workplace meet the notification or registration conditions? Check the exact activity against MOM’s current factory requirements.
Electrical installation What equipment loads, supply changes, hazardous-trade conditions and licensed work apply? Appoint the appropriate LEW and check the current EMA installation-licence path.
Trade effluent Will the activity discharge trade effluent, or change processes, plant, chemicals or discharge conditions? Check the exact discharge and project changes against PUB’s Written Approval guidance.
Hazardous substances Are any exact substances or activities controlled for import, purchase, storage, use or transport? Check the substance, quantity and activity against NEA’s current hazardous-substances framework.
Pharmaceutical quality systems Does the exact product and activity enter a licensing, GMP or inspection path? Confirm scope with the quality/process team and current HSA GMP/GDP guidance.

Keep project values with the responsible specialists

This hub is a requirements and supplier-enquiry organiser. It is not planning, architectural, fire-safety, structural, ventilation, gas, cleanroom, ESD, electrical, environmental, licensing, GMP, commissioning or life-safety design advice. WAREHOUSE123 does not claim complete turnkey responsibility. Appoint the QP, PE, LEW, process owner and relevant specialists for project-specific design, values, approvals and acceptance.

Connect the brief to WAREHOUSE123 equipment-family routes

Equipment selection follows the project brief. Ask suppliers to state assumptions, inclusions, interfaces and evidence for the exact task and environment.

Workstations and workbenches

Provide the task, operator, worktop, load, dimensions, utilities, accessories, cleaning method and any verified ESD or controlled-area requirement. Use the workbench buying guide to compare task, load, worktop, ergonomics and accessory inputs before narrowing the product family.

Review workstations and workbenches

Storage and cabinets

Provide the inventory, quantities, dimensions, compatibility, load, access, segregation, cleaning and material-status requirements.

Review storage and racking families

Material handling

Frequently asked questions

Should we decide the cleanroom class before choosing the premises?

Start with the process, product, contamination risks, flows, equipment and regulatory or quality-system context. The appointed cleanroom and project specialists should translate those inputs into the required environment and determine whether the premises can support it.

Is an ESD workbench enough to create an ESD-protected area?

No single product defines the whole area. The process owner and appointed ESD specialist should determine the sensitive items, boundaries, grounding, personnel, packaging, handling, verification and maintenance programme before equipment selection.

Can WAREHOUSE123 design or approve the regulated laboratory systems?

This hub does not claim that scope. YKTOH can help structure relevant equipment-family enquiries within confirmed supply scope after the responsible project team defines the activity, environment, utilities, loads, routes, cleaning and evidence requirements.

What should we send before requesting an equipment quotation?

Send the activity, room list, drawings, equipment schedule, loads, dimensions, access route, utilities, environmental and cleaning inputs, required documents, responsible-party decisions, programme and site constraints. Ask each supplier to identify assumptions and exclusions.
